Terms and Conditions

General

1. Bookings are arranged either by or on behalf of the owners of the property.
2. These booking conditions will form part of your holiday contract with us please read them carefully
3. A deposit of 350 euros is payable to secure the booking.
4. Full payment is due on arrival
5. Deposit payments are payable by cheque, or by credit card via Paypal direct from the site
6. Final payment in euros is due on arrival and may be made by bank cheque or cash.
7. The person who signs our booking form accepts these booking conditions on behalf of all members of his-her party and also accepts full responsibility for all payments due to us in relation the holiday that has been booked.
8. You must ensure that the property is available either direct with us or via the availability calendar on our website.
9. If you then wish to provisionally book accommodation we will hold it for you for 5 days.
10. A booking is made when the deposit payment has been received
11. When we receive the deposit, we send a receipt and confirm the booking. by e mail

Occupancy

1. The number of persons in occupation must not exceed the number quoted when booking
2. The owners reserve the right to ask unauthorised additional persons to leave

Period of Lettings

3. Bookings are preferable from Saturday to Saturday, but other periods may be acceptable by agreement
4. Guests are asked to arrive after 4 pm and to leave by 10.00 am on the last day.
5. The property is prepared for the next letting between 10.30 am and 4.00 pm on the day of the changeover.
6. We do not ask you fro a security deposit but we do reserve the right to ask for a fair payment to cover any losses, breakages or damage caused to the property or its contents during a guest's stay, and also for any extra cleaning if the property is left in an unreasonable state.

Standards

1. The apartment will be presented in a clean and orderly manner when guests take up occupancy, and should be left in the same condition.
2. The owners cannot be held responsible/liable for any event outside their control including storm damage, flood, sudden pest invasion, failure of public utility services, mechanical breakdown, previous damage by other guests for which there has been no time for remedial work.
3. The owners will make every effort to get faults (e.g. with boilers and kitchen appliances) put right as quickly as possible.

Cancellations

1. Cancellations must be made in writing, signed by the person who made the booking.
2. The following cancellation penalties will apply according to the date on which the cancellation is received by the owners:
   a. More than 8 weeks before the arrival date the deposit.
   b. After this date there is no possibility of cancellation except in extreme circumstances and you
    should ensure that your holiday insurance covers such eventuality
3. Although it is unlikely that we would cancel your holiday for any reason, we reserve the right to do so, in which case we will refund all monies that have been paid.

Complaints

1. In the unlikely event that you have any problems during your stay, the matter must be reported immediately to the owners
2. If you fail to notify the owners of any dissatisfaction during your holiday, or abandon the property without notification, complaints cannot be rectified in retrospect.

Holiday Insurance

1. Personal travel and cancellation insurance is essential and must be in place before you travel.
2. Please note that the use of the accommodation and the facilities including the swimming pool is entirely at the users own risk.
